Myths about getting the best price for your home

What all you buyers are concerned about: how to get the best price for your home. If you want to get your dream home for the best price then don’t fall for one of these myths!

1. Buying privately will save you money

A homeowner inflating the price of their home is very common. Without a realtor giving you an unbiased opinion, you can not be sure. Because everyone thinks their own house is beautiful & worth top dollar. Also, buyers often incorrectly assume that a private seller is passing savings from commission on to them. Buying a home privately is a huge risk that could cost you in the form of an unexpected surprise down the road.

2. You are better to start with a low offer and work your way up

If you go too low on the price you run the risk of insulting the seller – remember they think their house is beautiful & worth top dollar. If they are offended, they may not co-operate with your offer or may even refuse to sign it back. A good realtor will advise you on what type of offer to put in and this decision is based on a range of factors, including how the home is priced, how long it has been on the market, the seller’s motivation, current inventory on the market, and market trends. Only an experienced realtor will know how to translate these into a winning strategy.

3. Spring is the best time of the year to buy

Spring is certainly the time when most real estate transactions occur, but this also means there is the most competition from other buyers, the highest amount of listing inventory, and the quickest sales. During January & February, student rentals enter the market, December means a very low inventory, and summer lets you gain a deeper understanding of your prospective home (since it’s not buried in snow). A good realtor can show you how to get the best price for your home by lending a helping hand, no matter the time of year.

4. Homes that have been on the market a long time have something wrong with them

The length of time on the market often has little to do with the quality of the home. For instance, it’s possible that the seller priced it too high in the beginning, lost the high-traffic window, and/or failed to find the right buyer. Sometimes a house has unique features that only appeal to a small percentage of buyers. Your realtor can help you find the best valued home regardless of the time it has spent on the market.
