Guelph Market Update For November

Even though we are approaching the holiday season the Guelph real estate market is still hot! Houses are selling, on average, within 3 weeks and for 100% of list price. Last November houses were taking over 75% longer to sell! The average sale price in November 2016 was $458,828 which is 22% higher than in 2015. On average for all of 2016, the average sale price in Guelph has increased by 14.2% from 2015.

Inventory is very low with few new listings coming onto the market. We are still seeing lots of bidding wars (especially with properties in the first time buyer price range and investment properties). Parents of University students who are looking to purchase a property for their children are out looking now. This has increased the demand for townhouses and smaller detached houses in the south end. If you have a property with investment potential this is a great time to put your house on the market.

The market will take a bit of a breather over the Christmas weeks but we are anticipating a very strong January due to inventory being too low to satisfy the buyer’s demand.
