Guelph Market Update For September

The September Stats are in!

We had 149 sales in September which is down 19% from August and 18% from September 2016. However, the first 3 weeks of September were very slow while most people got their kids settled in for school. We saw the market start to pick up over the last week of September with a large increase in the number of offers and conditional sales which should show in our October stats. Days on market remained flat at 26 days but houses sold for closer to list price in September with the average house selling for 99.2% of asking. We are even seeing some multiple offer situations on properties that show well and are in desirable areas.

The number of canceled and expired listings dramatically dropped from 457 in August to 276. We also saw the average sale price increase slightly by 0.8%. This is the first time the average sale price has increased vs dropped since April. Although this is a very small increase it is a positive sign that the market is starting to recover. certain areas in Toronto experienced as much as a 6% increase in the average sale price for September which is a very good sign. Our market tends to follow Toronto by 2 -4 weeks behind so this is also an indication that our market is going to pick up.
