Is Staging Necessary in a Seller’s Market?

Many sellers will ask me is staging necessary in a seller’s market? The answer is no! Staging is not necessary to sell your house. However, the trick is not to just sell your house.  It is to get the absolute most amount of money and to do that staging is VERY important!

Buying a house is a very emotional process for a buyer.  People will make their decision on what house they are going to buy based on emotion first and then the logic second. To get the most amount of money you need the buyers to build a strong emotional connection with your house.  Let’s face it, that’s not likely going to happen with grandmas floral couch and green shag rug sitting in the living room. Only 10% of buyers can go into a house with dated furniture or cluttered spaces and visualize what it would look like with modern decor. Because of this, a staged house will sell on average for 5-10% higher than a cluttered or vacant house.

Staged houses also look much better in photographs and with 90% of today’s buyers searching for houses online your photos are absolutely crucial. These photos are the first impression of your house and the deciding factor on whether or not someone is going to view your house or just click on the next house.

Just think about it,  staging makes houses show better.  Wouldn’t you be willing to pay more money for a house that showed like a model home v.s a regular property with blah décor? Yes, both houses will likely sell in this market but the staged house is going to get more viewings and more buyers with the ” I have to get this house attitude” which is going to result in it getting significantly more money.
