Should I Leave My House During Showings?

YES! Absolutely yes!

We know it’s a pain to constantly have to leave your home and there are risks associated with leaving your processions unattended but it is definitely the way to go when it comes to showings.

  1. Buying a home is an emotional purchase, therefore, you NEVER want to make the buyer feel uncomfortable in your home. At the end of the day when they go home and are thinking of all the houses they saw all they will remember about your house is that uncomfortable feeling.
  2. They will rush through your house because they feel like they are inconveniencing you. Which is the opposite of what you want them to do! The longer they spend in your home the more they will start to envision themselves living there. The longer buyers envision themselves living there the more emotionally attached they become.
  3. They won’t be able to talk openly about the home. If there are any objections they won’t express them to the Realtor. Realtors are experienced problems solvers and a lot of times buyer’s objections are a quick fix. Unfortunately, these conversations don’t take place because they don’t want to hurt your feelings.
  4. Sometimes owners say things that aren’t in their best interest without realizing it. Example: Saying the neighbours are very friendly and are always stopping by to a buyer that likes their privacy. They also sometimes exposed to much personal information that will hurt them in negotiations process. Example: That they NEED to sell now because they have already bought.

If you are worried about leaving your possessions, you can get a lock for one of your closets and put your valuables in there. You could also rent a storage and put your valuable items there.

Though remember the clients are walking through with a licensed agent who is watching them the whole time.

As for it being a pain to keep having to leave your house; the better the showings go the less of them you will need to have.

So if you are listing your home and asking yourself should I leave my house during showings? The answer is most likely yes.
