Avoid these five things if you want to get the most money for your home!

Mistake #1: Not preparing your home to sell

Think you don’t have to stage your home? Wrong! 90% of people can’t envision what a home would look like painted a different colour, decluttered, or with different furniture. Mistake #2: Being home during showings

Buyers are uncomfortable if you are home!  Purchasing a home is an emotional decision and Buyers will typically only buy a home that feels right, and it’s not going to feel right with you sitting on the couch!  They also can’t talk to their Realtors freely. Mistake #3: Having a friend sell your house or selling the house yourself

Not Advisable…You want to hire the best of the best. You want  Realtors that know how to navigate their way through any real estate market, to ensure that you get the best results. Finding the right Realtor can make a huge difference, in not only what your house sells for, but how smooth the whole process goes. Here are some good questions to ask your realtor before hiring them!

Mistake #4: Not offering out adequate compensation to the Buyers Realtors

You want everyone involved to be excited about the offer! Most Buyer Realtors don’t want to have to negotiate their commission with the Sellers or their Buyers.

Mistake #5: Overpricing your home

Not a good idea, no matter what the market conditions are! It doesn’t matter if it is a strong Seller’s market or a Buyer’s market, this is not a good strategy. The longer your home is on the market, the more the Buyer is going to want to negotiate the price down. Also, if a house is on the market for longer than average, Buyers may think that there is something wrong with it. Think you can just drop your price after? Your biggest exposure is when you first list your home. So, if you drop your price several weeks after being on the market you will have missed out on many potential Buyers, by not pricing your home right in the first place.
