Final Walk Through Checklist

The purpose of the final walk-through is to ensure that the chattels included in the Agreement of Purchase & Sale such as fridge, stove etc. have been left in the home. Also that all fixtures such as the furnace, air conditioner, etc. are in good working order.

During this time, the purchaser(s) would also ensure that the home itself is in the same condition as when they initially bought it.  If any repairs were to be completed by the seller(s) prior to closing, this is a convenient time for the purchaser(s) to confirm that they have been performed accordingly.

If the purchasers notice anything that is wrong or if they have any questions/concerns, it is important that they contact their realtor immediately.

After the deal has closed, the purchasers take full possession of the home & issues will be difficult to resolve. Save yourself the trouble & make sure everything is dealt with before close.

Therefore the final walkthrough is very important when purchasing a home. Purchasers are often overwhelmed with excitement when performing their final walk through that they forget to verify important details.
