Guelph, KW & Cambridge Real Estate Update

Looking back at 2025, the market didn’t follow a straight line. The year started with optimism –  Rates were coming down, confidence was improving, and January came out strong. Then tariffs hit, and that early momentum faded. We saw a brief lift again mid-year, but by fall, the market settled back into a slower, steadier pace. Not a collapse — but not the rebound many were hoping for either.

Guelph – 2025 Snapshot

In Guelph, the market remained more balanced than many larger Ontario cities.

  • The average sale price was $790,013, compared to $796,455 in 2024 – a modest 1% decline.
  • For November specifically, the average sale price was $741,782, which is 2.3% lower than November of last year.

The total number of sales also eased slightly, with 1,585 sales in 2025, down 5.7% from 1,676 in 2024

Detached homes, semis, and townhouses held their value better, while condos experienced more noticeable buyer caution.

Kitchener-Waterloo – 2025 Snapshot

  • For Kitchener, the average sale price in 2025 was $734,991, down 4.3% from $766,603 in 2024.
  • For November, the average sale price was $692,322, a 2% decline compared to last November.

The total number of sales was 3,786 in 2025 compared to 4,155 in 2024 – an 8.8% year-over-year decrease.

Inventory also built up more noticeably here than in Guelph.

Cambridge – 2025 Snapshot

  • In Cambridge, the average sale price in 2025 was $728,189, compared to $754,596 in 2024 — a 3.5% year-over-year decline.
  • For November, the average sale price was $675,960, which is 8.8% lower than last November.

Total sales volume in 2025 was 1,447, down from 1,586 in 2024, which represents an 8.8% decrease year over year.

Again, freehold homes outperformed condos.

What This Means Heading Into 2026

As we move into 2026, the market feels stable but cautious. 

Most economists expect:

  • Sales in 2026 to improve modestly compared to 2025
  • Prices to remain steady

Key Opportunities for 2026

  • Upsizers have a strong window right now — trade-ups are making more sense again.
  • Downsizers moving from freehold to condo can often improve their cash position.
  • Early-year sellers may benefit from lower inventory before more competition hits later in the year.

2026 won’t be a signifigant change but it will reward smart planning, accurate pricing, and strong presentation. Waiting for a noticeably stronger market could take longer than many expect.

Economic Update

As expected, the Bank of Canada held the overnight rate at 2.25% on December 10th. 

As we head into 2026, forecasts are split. Most expect the BOC to pause for the next few announcements.  After that, those expecting a recession see rates drifting closer to 2%, while those with inflation concerns believe it could head the other way toward 2.75%. Either way, the message is the same – the Bank is likely to remain cautious, not aggressive.

Fixed rates tell a similar story. Five-year fixed forecasts sit in the mid to high threes for most of 2026, with the potential to move into the low fives later on. That’s still well above pandemic lows – buyers feel that gap, and homeowners coming up for renewal will too.

On the economic side, tariffs remain unresolved, and the USMCA agreement is still under review. Whether a new agreement is finalized or negotiations drag on remains a wildcard for Canada’s economy, especially for manufacturing, construction costs, and inflation.

The bottom line?

Rates have levelled out, trade policy remains unresolved, and the economy is moving into 2026 with measured caution.
