Guelph, KW & Cambridge Real Estate Update
The August numbers don’t quite tell the whole story. What we’ve been seeing on the ground lately is a noticeable pickup in buyer activity. Our listings are getting more showings, open houses have been busy, and we’re seeing more offers. We’re even starting to see offers come in on homes that have been sitting on the market for a little while, which can be an early indicator of where the market is heading.
So while the closed sales numbers for August were still very slow, some of the early signs suggest the market may be starting to pick up.
August was another unusually slow month for real estate across Guelph, Kitchener-Waterloo and Cambridge. Sales have been unusually slow for quite some time now, and 2026 has continued that trend.
Cambridge and Kitchener-Waterloo both recorded their lowest August sales since we started tracking the numbers in 2017. Cambridge had 115 sales and Kitchener-Waterloo 311. Guelph was a little different, with 135 sales. That was up about 6% from last August, but down from July, and activity is still well below where we were a few years ago.
What’s interesting is that prices really haven’t followed sales down. Guelph’s average price was around $767,000 and Kitchener-Waterloo about $686,000, both relatively flat. Cambridge jumped to about $742,000, although with only 115 sales, I wouldn’t read too much into one month’s average because the mix of homes selling can move that number quite a bit.
So I think the bigger story for August is pretty simple: sales continue to be unusually slow, but prices are holding up much better than you might expect, and we’re starting to see some signs that buyer activity is picking up.
For buyers, this is actually a better market to be in. There’s less pressure, more time to make a decision, and buyers can afford to be a little more selective, at least for now. For sellers, the market is less forgiving. Your home really needs to stand out as one of the best values on the market, because buyers have more choice and they’re taking their time.

Economic Update
The real estate market has been slow—but that doesn’t necessarily mean it’s in trouble.
Here’s what we’re seeing:
• The economy remains soft, but inflation is limiting the Bank of Canada’s ability to lower interest rates
• August saw Canada lose approximately 42,000 jobs, following encouraging employment gains in July
• Year over year, unemployment remains lower than it was last August
• Buyers are cautious and taking longer to make decisions
• Homes are still selling, and people are still making moves
• Most importantly, home prices have remained relatively flat, with no meaningful decline in values
This isn’t a booming market—but it isn’t all doom and gloom either. It’s a slower, more selective market where the right pricing and strategy matter more than ever.
