Question: What are the best ways to increase the value of your home?

If you are looking for the best way to increase the value of your home before selling here are some we would recommend.

Kitchens

The kitchen is the heart of the home. It is not only where all of the meals are made but it is commonly used as a gathering place for family and guests. Kitchens are the most proven renovations to increase the value of your home and gain the highest return on investment and increase salability. Even doing a quick face lift by painting the cabinets and switching out the counter tops can make a huge difference. Click here for some cheap kitchen renovation tips!

Income Suites

Adding a legal income suite has 2 bonuses. It creates a secondary income and it increases the amount of prospective buyers. CMHC just changed their rule to allow buyer to use 100% of the rental income when qualifying to purchase a house which makes income suites even more desirable.

Paint

Cheap and simple but a fresh coat of paint in a modern colour can completely transform a house. It’s very important to choose the right color and make sure the paint job is done professionally otherwise you could end up decreasing the salability of your house. Greys with white trim are very poplar right now. 2 popular colours are Revere Pewter and Collingwood by Benjamin Moore. Click here for some painting tips!

Flooring

Although not a cheap thing to change flooring makes a huge difference and provided you don’t go overboard it usually has a high return on investment. Laminate/engineered (mid to high grade) or real hardwood are the most desirable flooring types right now.

Staging and De-cluttering

For buyers that aren’t very visual it can be very difficult for them to see past a messy cluttered house (in fact only 10% of the population can see past it). A nicely staged home allows buyers to see the full potential of the house. For little to no money staging and de-cluttering can drastically increase the value of your home.
