Things to Consider When Choosing a Lawyer
Choosing the wrong lawyer can cost you lots of money or cause you to lose the house! Most real estate transactions will close without a hiccup but when something goes wrong, you want to make sure you have the best lawyer working for you.
Here are some mistakes that buyers sometimes make when choosing a lawyer.
They’ll choose a lawyer that doesn’t specialize in real estate. Would you go to an optometrist to have a cavity filled? Absolutely not. You want to ensure that your lawyer is primarily dealing with real estate transactions. That way they are up to date with all the things they should be looking out for to protect you.
The other mistake I see buyers making is they’ll choose a lawyer that isn’t local to where they’re buying a house. Certain things in a real estate transaction vary by area. For example, the deposit. In Guelph, a typical deposit is $10,000 to $15,000. In Toronto, a deposit would be in excess of $30,000. So, if you’re dealing with a Toronto lawyer and buying in Guelph, they may not realize this and give you poor advice.
When choosing a lawyer, your realtor should be able to recommend three good local lawyers that can protect you and if anything goes wrong they can fight for you.
