Why We Love The Ward

 

 

The St. Patrick’s Ward neighborhood is the most up-and-coming neighborhood in the city of Guelph.

It’s got a fantastic location, being right beside the downtown core, and bordered by two rivers, the Eramosa River and the Speed River. It’s excellent for commuters because you’re walking distance to the GO station, and it’s going to become even better by 2025 when we’ve got direct routes to Pearson in 35 minutes, and downtown Toronto in 45 minutes. Making this one of the most commuter-friendly neighborhoods in the entire city. That’s really gonna drive up the demand and prices in this neighborhood.

Right now, the neighborhood has a mix of older century homes, mid-century homes, some industrial land that’s now being converted into trendy lofts, as well as newer condominium and infill projects. It’s very diverse as far as housing goes. It kind of reminds me of a young Liberty Village in Toronto. It’s one of the only areas where we can still find affordable real estate near the downtown core.

If you look at the other surrounding neighborhoods, such as Exhibition Park, St. George’s Park, and Old University, they’re much more expensive than The Ward, which is a good indication that prices are going to continue to go up in this area. The increased development and gentrification of the neighborhood has attracted a lot of young professionals, as well as commuters from Toronto and artsy people to the area. The Ward is probably the best neighborhood to buy in for the potential appreciation over the next 10 years in Guelph.
