Guelph, KW & Cambridge Real Estate Update

Fall usually brings a pickup in real estate activity, but that hasn’t happened this year.

September sales fell across Guelph, Kitchener-Waterloo and Cambridge, despite a surge in new listings.

Guelph saw 130 sales, down 4% year over year, while the average price rose 1.6% to $794,000. Kitchener-Waterloo recorded 275 sales, down 14%, with prices down 6.5% to $690,000. Cambridge saw the sharpest slowdown: 86 sales, down 36%, with prices falling almost 5% to $693,000.

So far, October looks similar.

But for some buyers and sellers, this market offers real opportunities.

Upsizers may sell for less, but save even more on their next home, narrowing the price gap. First-time buyers with stable jobs and the financial means have lower prices, more choice and less pressure. And downsizers moving from a detached home to a condo could benefit from the softer condo market.

Lifestyle matters, too. If you’re ready to travel more or simplify your life, how long do you want to wait? A significant recovery could take years.

Selling still takes the right strategy. Your home needs to show well, be priced correctly and stand out for value. Pricing high to test the waters can cost you.

It’s a challenging market, but whether it’s a good time to move depends on what you’re selling, what you’re buying and what you want next.

Economic Update

For real estate, two economic factors stand out right now: interest rates and job security.

Canada lost 110,000 jobs in August and September combined. When people worry about their jobs, major purchases tend to wait.

The Bank of Canada faces competing pressures ahead of its October 28 announcement. Inflation is at 3%, largely driven by energy, while core inflation is closer to 2%. Oil remains above $100 a barrel, though improving supplies could ease that pressure.

With the economy weakening, I expect the Bank to hold rates steady.

Ontario also faces uncertainty from U.S. tariffs, which are affecting jobs, confidence and investment. With the midterms approaching and more tariffs threatened for January, I’m hopeful a resolution is getting closer.

Affordability matters, but confidence is just as important. Greater stability in rates, jobs and trade could help get our real estate market moving again.
