How to Choose the Best Neighbourhood for a Student Rental

 

Where should you buy a student rental? The location is extremely important because it will affect how easy it is to attract students, and how much rent you’re going to be able to charge.

You want a location that is either walking distance to the university, or on a direct bus route. Most students will take the bus to the university because they’re carrying all their heavy books and laptop, so they typically don’t like to walk. Most of them don’t have cars, so they don’t drive. Meaning the bus route is probably the best, most important factor.

The other thing they like to be close to is grocery stores and LCBO. Students like food and booze. If you’re walking distance to downtown, restaurants & bars that is also very desirable for the students.

Neighborhoods that are good for student rentals are:

Old University

Old University-Dovercliffe Park real estate is some of the most sought-after in all of Guelph. This community is in an ideal area for students, families, and young professionals alike. Convenience is key here; residents have access to plenty of amenities nearby as well as an easy commute in and out the city, as this neighbourhood is close to the 401.

When it comes to Kortright West real estate, you’ll find affordable older homes and new condos to choose from. Commuters love this area for its close proximity to the 401. Kortright West real estate is just a short distance from the University of Guelph, the Hanlon Creek Conservation Area, and great shopping at Stone Road Mall.
